Homes at the Mueller Development come in many different price ranges and sizes. Why would you move to Mueller - for the homes or for the amenities? What can you buy for between $300,000 and $400,000 at Mueller right now? Where are the employers and where are the schools?

Fellow Austin Realtor® Brian Martin and I were discussing the differences of Mueller vs. Northwest Austin in the office the other day and we decided to compare notes - check out which Northwest Austin Homes you can get at the same price point.

This little redux will give you some answers about Mueller:

Mueller Statistics and Floorplans

Looking at data from the Austin MLS, homes in this price range are around $175/sqft for a single family home and around $170/sqft for a town home. Around 46% of market rate homes sold at Mueller fall into this price range.

Home sizes range between 1461sqft  and 2403sqft - and 3 and 4 bedrooms.

Builders offering new green homes in the price range are:

Meritage: They have several floorplans from the 4 bedroom Nelson (1904B) at 2309sqft to the 3 bedroom Royal (1903B) at 2065sqft.

David Weekley Yard Homes
: Their plans include the 3 bedroom Willie at 1801sqft, the 3 or 4 bedroom Mansfield at 1925sqft and the 3 or 4 bedroom Antone at around 2230sqft.

Muskin MuelelrStreetman Row Homes: These are 3 or 4 bedroom contemporary town homes up to around 1784sqft.

Muskin Garden Court Homes: The last remaining Muskin garden court home in this phase is 3 or 4 bedroom Unit D - at 1911sqft.

Saldana Garden Court Homes: The Maple, Chestnut and Hickory are 3 bedroom garden court homes at around 1900sqft.

Standard Pacific Homes: The 3 bedroom Whitis-Court at 2004sqft and 3 or 4 bedroom Moore-Hill at 2013sqft are single story plans.

Greenway Lofts :The 2 bedroom 2 story Luxe and Park condos are 1250sqft  and 1355sqft.

Streetman Mueller

The $300,000 to $400,000 price range at Mueller has the largest choice of homes and builders, offering single family homes, condos and row homes on one or two stories.

One thing that I like about the urban design of the old airport is the focus on amenities in the master plan. Parks, playgrounds, trails and lakes make for great outdoor activity. So you get a 3 or 4 bedroom home with around 2000sqft of living space, a two car garage and all homes are within 600ft of green space.

Nearby Employers

The Mueller development is a stone’s throw from the University of Texas. No really, that isn’t some real estate euphemism for 6 miles on a highway. Check out the map below.

Just a quick jaunt West on Manor Road, under I35 and you’re at the heart of the UT campus. Google Maps doesn’t show the latest road connection to Manor Road from Berkman Drive, though the 2 mile route shown on the map below is one route for people in Phase I.

Mueller Employers

The Dell Children’s Medical Center is just one of the employers actually on site at Mueller. Frost Bank and more are moving in to the constructed 5M sqft of commercial real estate here.

Nearby Schools

The development is in the Austin Independent School District, and schools are currently Maplewood Elementary, Kealing Middle School and McCallum High School. Space is allocated in the Mueller Master Plan for a new elementary school which is slated for construction once funding is allocated.
