The update is that the builder is offering “employee pricing” for their inventory yard homes right now. What on earth is David Weekley’s employee pricing? Simple: It’s seven percent off the list price.

So for example, the Soco II at 3900 Cal Rogers Street is a single story home listed at $307,390. It is now being offered for 93% of that price or $285,873.

Looking at the statistics for market rate homes and townhomes in the MLS, David Weekley doesn’t have a particularly high inventory - 3 homes sold last month, 8 are under contract and 12 are available. I imagine that a mix of low interest rates, builder incentives and whatever comes out of the stimulus package will keep David Weekley’s inventory low.
